During the tour they said my electric bill will never be over $30 but it has never been under $30 one month it will be $45 and the next it will be $75 with no change, and when I talked with leasing office the email said one thing and when I called they said another, the lady on the phone even said “oh yeah that is a lot”
I no longer receive emails when packages arrive, A package got delivered 2/10 and I never got a notification to come pick it up until I went on 2/15 wondering about my package.

The place is decent. Everything seems to be doing better now that Taylor (and old management) is no longer here. The gates are still constantly breaking, and the security cameras still aren’t all working… Until that’s solved, I feel like the gates will never stay fixed and operating at building 1 & 2. The Vanguard is a convenient place to live, but with all of the problems these buildings have from being rush built, I can’t imagine it being a good long-term place to live. Make sure you get a... renters insurance if you do live here! The mitigated risk that you have to pay for not having it is a waste of money, and it covers next to nothing in the event something does go wrong.
Back to the topic of the Vanguard itself, it can be fun here. Community events, nice enough neighbors, and a pretty solid living set-up (personal bathroom walk in closet is nice)

I was told over the phone that I would receive a free parking discount once I signed my contract, and now they are telling me I will not get free parking and have to pay $75 a month for it. When trying to contact upper management, they never respond to my messages or pick up the phone

Living at The Vanguard has been good so far. The unit is in good condition. Facilities like the gym, study rooms, among others makes here a convenient place to live as a student.
Occasional organizing of events geared towards bringing tenants together is a plus.
I like the welcoming attitude of all those who work at the leasing center.
One thing, I noticed though is that sometimes, the hallways get so dirty, and it takes a while to be cleaned.
I acknowledge the efforts of the maintenance... team but they could be swifter in response.
